Your purchase contract lists the amount, payment method, and due date. Because the government is insuring the loan, which offers security to the lender, borrowers with smaller down payments and lower credit scores may qualify most easily for this type of loan. However, the borrower will pay\u00a0<strong><a rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\" href=\"https:\/\/www.flyhomes.com\/blog\/what-is-pmi\/\" target=\"_blank\">private mortgage insurance (PMI)<\/a>\u00a0<\/strong>for the life of the loan. While a 30 year term is the most popular, you can choose a 20 year, 15 year, or 10 year term. You\u2019ll receive the amount in a single lump sum payment and pay it back, with interest, in monthly increments. These loans are not backed by <a rel=\"noreferrer noopener\" aria-label=\"Fannie Mae and Freddie Mac (opens in a new tab)\" href=\"https:\/\/www.fhfa.gov\/SupervisionRegulation\/FannieMaeandFreddieMac\/Pages\/About-Fannie-Mae---Freddie-Mac.aspx\" target=\"_blank\">Fannie Mae and Freddie Mac<\/a>. It involves assumptions and is only a guesstimate. <\/td><\/tr><tr><td><strong>Pre-underwriting<\/strong><\/td><td> Pre-underwriting is a written commitment from a mortgage lender confirming the loan amount and program you\u2019re qualified for.<br><br>All home loans involve underwriting, but typically not until there\u2019s a specific property to consider. With pre-underwriting, the lender carefully reviews your ability to pay back the loan<em> before<\/em> a property is involved. Once you\u2019ve found a home, the property title and appraisal will be underwritten.<br><br>The process of being pre-underwritten starts with you giving a loan officer documents pertaining to your credit, assets, and debt-to-income ratio. It protects your lender if you default on your mortgage and allows them to recoup losses related to the lower amount of equity in the home. They\u2019re available through a program of the\u00a0<a rel=\"noreferrer noopener\" href=\"https:\/\/www.va.gov\/\" target=\"_blank\">US Department of Veterans Affairs<\/a>\u00a0and can be either VA-funded (where the VA is your lender) or guaranteed by the VA when your lender is a private company. These loans can fund the entire purchase price of the home and don\u2019t require<a rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\" href=\"https:\/\/www.flyhomes.com\/blog\/what-is-pmi\/\" target=\"_blank\"> private mortgage insurance (PMI)<\/a>.
