In this article, know more about a cash offer and how it can help you.<\/p>\n\n\n\n<p>Making a<strong> <\/strong><a href=\"https:\/\/flyhomes.com\/cash-offer\">cash offer<\/a><strong> <\/strong>on a house does <em>not<\/em> mean I get to walk into the bank with a large briefcase, say \u201cFill her up!\u201d to the teller, march down to the real estate office and slam that case o\u2019 cash down on the desk in dramatic fashion.<\/p>\n\n\n\n<p>There\u2019s actually <em>no cash<\/em> involved in a cash offer! It\u2019s probably for the best \u2014 <a href=\"https:\/\/www.cnbc.com\/2020\/03\/06\/what-you-need-to-know-about-handling-cash-amid-coronavirus-spread-who.html\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">dollar bills are riddled with germs<\/a>.<\/p>\n\n\n\n<p>A cash offer is almost always the <a href=\"https:\/\/www.flyhomes.com\/blog\/how-to-craft-a-strong-offer\/\" target=\"_blank\" rel=\"noreferrer noopener\">best type of an offer<\/a> to make when attempting to buy a home, but before we get into the whys, let\u2019s talk about the whats: <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What <em>is<\/em> a cash offer if not a bag full of twenty-dollar bills?\u00a0<\/h2>\n\n\n\n<p>Simply put: A cash offer means the money is guaranteed. Either you have it in your bank account ready to go \u2014 oooh! \u2014 or you have secured your financing with a bank ahead of time.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">How is that better than a non-cash offer? <\/h2>\n\n\n\n<p>When you make an offer on a house, you\u2019re promising the seller a certain amount of money. Without a cash offer, a plethora of things could go wrong once you attempt to secure financing.<\/p>\n\n\n\n<p>Let\u2019s say I want to buy a house for $500,000. Because I don\u2019t have $500,000 just sitting around, I need to take out a loan through a lender. The lender agrees to give the seller $500,000 and then I make payments to the lender with interest.<\/p>\n\n\n\n<p>Boom! I get my house, the seller gets their money, and the lender makes a tidy little profit for fronting me the cash. That\u2019s a mortgage. You feel smarter already, don\u2019t you?<\/p>\n\n\n\n<p>It doesn\u2019t always go down so smoothly, though. The lender wants to make sure I\u2019m good for the money, but they also want my business. Without much fanfare, they say, \u201cSure, Anita, you seem nice and have decent credit. We\u2019ll give you that $500,000.\u201d That\u2019s pre-approval.&nbsp;<\/p>\n\n\n\n<p>Pre-approval can be very sneaky. With that \u201cpromise\u201d of $500,000, I go find my dream home. The bathroom has a heated toilet seat! I\u2019m in love! So I offer the seller my $500,000 and start picking out paint colors.&nbsp;<\/p>\n\n\n\n<p>Problem is, when I go back to the bank to ask for that $500,000 they \u201cpromised\u201d me, it can take <em>weeks <\/em>for the loan to be approved. Worse yet, the amount initially approved doesn\u2019t always match the amount the bank eventually agrees to.<\/p>\n\n\n\n<p>When I give the bank the rest of my financial information for final approval \u2014 <a href=\"https:\/\/www.flyhomes.com\/blog\/the-thing-most-house-hunters-dont-do-but-really-should\" target=\"_blank\" rel=\"noreferrer noopener\">a variety of bank statements and tax forms, among other things<\/a> \u2014 the bank pulls back and says, \u201cWhoa, now that we have more information, we\u2019re actually only going to give you $400,000.\u201d<\/p>\n\n\n\n<p>NOT COOL, BANK.<\/p>\n\n\n\n<p>The seller won\u2019t accept $400,000, the deal falls through, and I\u2019m left with a cold toilet seat.<\/p>\n\n\n\n<p>A cash offer eliminates all that waiting and risk. That\u2019s why cash offers tend to win against competing offers. <\/p>\n\n\n\n<p>What\u2019s more, cash offers are so preferred by sellers, a seller will sometimes take a lower cash offer over a higher non-cash offer to avoid the waiting, risk, and headache.&nbsp;<\/p>\n\n\n\n<p>Just as buying a home can be overwhelming, so can selling a home, and sellers want to make the process as smooth and risk-free as possible, too. Cash offers do just that.&nbsp;<\/p>\n\n\n\n<p>The power of cash is real.
